"Bad experience!"
June, 2017
No bedbugs, but hole in the wall in one room and no working AC. The other room had AC but couldn't turn down. It was dirty and dark in the hallways. We also had trouble with the front desk with payment issues. The employees we sent had to leave before breakfast since it was not until 7:00. I am the secretary that made the reservations so felt bad that the experience was not pleasant.
Tip: Ask about payment policy.

"Wonderful Stay"
March, 2017
Room was very clean and very large. Bed was comfortable. There was a mini fridge in the room. The air conditioner worked well. I had a corner room and even though there were a lot of people staying there, it was quiet. Breakfast was OK..biscuits/gravy...eggs, waffles, juice. Staff was friendly and helpful. Outdoor pool was not open but neither were the ones at other hotels in the area.
Tip: There is not an elevator, but the stairs were not too bad because you go up a few and there is a landing.

"Better than expected"
August, 2016
We were down in D building near the indoor pool. The room was surprisingly nice for a cheap hotel. The indoor pool was nice but definitely was not actually 5 ft deep. There are balconies off of the pool. Not far from main strip.
Breakfast was packed and not worth the effort.

Nice pool and the staff was wonderful. The rooms are a little out of date, but very clean. I would not suggest eating at the continental breakfast though.

"Spring break weekend"
March, 2015
The front desk staff was great. The room was good beds were clean and comfortable enough. The pool was nice and the breakfast ladies work very hard to put out a good breakfast. The only thing we didn't like was the air conditioning wasn't working properly but it was cool enough outside to run the fan and keep it cool. We would stay here again.

We stayed here from Aug 4-Aug 8..was so disappointed in this place..arrived at 10:30am and knew it was to early to check in we just wanted to see what time our room would be available..as soon as I said we had a reservation the desk clerk said in a rude tone that there is no way you will get to check in early and that we needed to go find something to do..when we finally got into our room it was not what we expected..it was a large room with 2 beds..the curtains were falling down..each bed had a different type mattress..one was a pillow top and the other was an old hard thin mattress..the end table between the beds had dried finger nail polish all over it..lamp shades were very old, dingy and had cracks in them..the linoleum in the bathroom was coming up in front of the bathtub..front of the a/c unit kept falling off and the filter was so dirty..had to really hit the face of it hard for it to stay on..no clock in room..toilet seat very loose..the indoor pool was closed..couldn't tell the difference between guests and housekeeping employees..housekeeping employees had family and friends helping them clean..our room faced the dumpster and it was full and had bags of trash piled high and surrounding it..not a nice sight at all..parking lot is in very bad shape..the free breakfast did not look good at all so we passed on it..over all this is not a visually pleasant room to stay in..very out dated and old..will never stay here again..was going to get a different place to stay but with it being the last weekend before school started everything was already booked up..will pay the extra to stay in a much nicer place the next time..lesson learned.

Checked in on Friday August 4th room was just ok very outdated had a weird musty smell when we walked in. Indoor pool was closed on Friday for maintenance and didn't open back up until afte 2pm Saturday then closed again on Sunday. With the cop weather and rain having an indoor pool is the only reason we booked this hotel. Went down to talk the the front desk and was told "I'm sorry not sure when the pool will reopen" if we would have known that we weren't able to use the indoor pool we would have chosen another hotel. Overall kids were very disappointed and we will never stay here here again. I have been coming to Branson for over 10 years and have never had this kind of experience with a hotel. Only good thing about this hotel was the hot breakfast options which is why I have it a 2 star and not a 1 star.

"Bad experience with hotel overbooking."

Southern Oaks Inn web site advertised "only one room left". I booked this room using Discover card. Web site said they did not use Discover card. Switched to Visa and the booking went through. We were give confirmation number and pin number by email. Upon arriving at hotel, the clerk who was very rude informed us that our reservation was cancelled because we tried to use Discover card. We were never notified and then there was no vacancies anywhere in Branson under $150 or mandatory 2 night stay. We decided just to drive back home. Bad experience for this place of business. Beware.

We weren't in our room often but: it was clean, fairly quiet, both pools were nice and clean, breakfast was really good actually (biscuits and gravy, eggs, waffles, oatmeal, cereal, bread, coffee, juice). There aren't a lot of outlets, so if you have several in the room, you may want a power strip. Water was nice and warm, water pressure was fair to good. The bed was firm, but not awful and we didn't wake up sore all over. The rooms are dated, but I wasn't expecting a 5-star hotel either. Overall, we had a good stay. I don't think we have any complaints.

The staff are friendly, the rooms are decent and it has plenty of facilities. The outdoor pool was good. However the TV was old with a bad background noise and the fridge has to be turned off at night as it was too loud. It's location on the Shepherd of the Hills Expy puts it near plenty of restaurants however you will still need to drive into Branson. As well as this the wifi was pretty much useless which is always a disappointment.
