Southern Oaks Inn is a 141 room hotel/motel located on Shepherd of the Hills Expressway, across the street from the Shoji Tabuchi Theatre. We are a family owned and operated hotel that was recently featured on the Travel Channel's “Hotel Impossible.” The host of the show, Anthony Melchiorri was impressed to see the cleanliness of our rooms, our wonderful pools, and friendly staff. This was a very positive experience for our staff and we love the newly renovated lobby.

You’ll rest well at our Branson Hotel in our spacious rooms and comfortable beds. Our dedicated housekeeping staff prides itself on the cleanliness of our rooms.

Southern Oaks Inn offers a variety of guest rooms to meet your needs. Our hotel rooms have one king-size or two queen-size beds. All rooms have color cable television and direct dial phones with free local calling to anywhere in Branson, Missouri.

No bedbugs, but hole in the wall in one room and no working AC. The other room had AC but couldn't turn down. It was dirty and dark in the hallways. We also had trouble with the front desk with payment issues. The employees we sent had to leave before breakfast since it was not until 7:00. I am the secretary that made the reservations so felt bad that the experience was not pleasant.

Room was very clean and very large. Bed was comfortable. There was a mini fridge in the room. The air conditioner worked well. I had a corner room and even though there were a lot of people staying there, it was quiet. Breakfast was OK..biscuits/gravy...eggs, waffles, juice. Staff was friendly and helpful. Outdoor pool was not open but neither were the ones at other hotels in the area.

Tip: There is not an elevator, but the stairs were not too bad because you go up a few and there is a landing.

We were down in D building near the indoor pool. The room was surprisingly nice for a cheap hotel. The indoor pool was nice but definitely was not actually 5 ft deep. There are balconies off of the pool. Not far from main strip.
Breakfast was packed and not worth the effort.

The front desk staff was great. The room was good beds were clean and comfortable enough. The pool was nice and the breakfast ladies work very hard to put out a good breakfast. The only thing we didn't like was the air conditioning wasn't working properly but it was cool enough outside to run the fan and keep it cool. We would stay here again.

When we arrived, room had cracker? crumbs all over carpet. Carpet had not been cleaned. They advertise a Hot Breakfast but guess what? NO HOT BREAKFAST!! Don't advertise if you can't deliver. Indoor pool, yes, but water so cold you wouldn't want to swim. Also, don't plan on having local friends join you for an indoor swim - prohibited! They had to pay for a room to swim with us (this became a mute point since water was so cold). Old cheap furniture, unfriendly front desk help...on the positive, it did have a recently replaced shower with good hot water.

This hotel was very nice, big rooms and very close to everything. Had a indoor and outdoor pool. Breakfast was great. Only problems was I asked for top and did not get it and the heat was to hot or to cool also morning person in lobby was not friendly.

Wonderful experience. Incredibly reasonable, good location, and free breakfast buffet. I will stay there again during next Branson visit. The room was large with two queen-sized beds. Heat was adequate during cold spell, and room also had humidifier.

Please read the reviews because they do not lie. This is a awful hotel and the staff are awful people. We had stayed here before in December of 2016 and our stay was pleasant and noneventful. Quality was average (what you would expect at the price point) and the pool was VERY warm. We decided to return this December because of our previous experience. MISTAKE!!! Either management has changed or we saw the true colors of the staff. While checking in there was a VERY unhappy couple wanting to speak to a manager about a unauthorized charge to their credit card. Apparently this had been going on for a week with no resolve. Maybe this should have been a red flag!! The desk clerk threatened them with removal by the police. We were told while checking in the pool was down. This was very disappointing for the kids and was one of the main reasons we chose this hotel. We were told it would hopefully be warm enough by the next day to swim. Two full days later it was FREEZING cold but open. The room where the pool is located is so poorly lit it seems unsafe. The pool deck was dirty and there were no pool towels. Room was musty, mattresses were old, blankets and sheets paper thin, pillows old and flat, dresser handles falling off, water so hot it would peel your skin off, and beware of the stairs going up to the second floor. The rubber on the front of them is breaking loose and caused my son to trip and fall. Our first morning the toilet was stopped up. We let the desk clerk know and were told someone would be up to fix it. Two hours later no one had showed up. I walked back down and complained again. Was told the same thing. Finally someone did show up. When I opened the door a strange looking man in a velour sweat suite thrust a plunger at me. I ask if I was suppose to plunge it and he said yes or wait on the maid. #####The icing on the whole trip was at breakfast on out second day. First let me say the breakfast is NASTY! They do not put out enough food. Doughnuts are gone by 8:30 and no bread for toast. OJ tasted soured and watered down. MY 9 YEAR OLD HAD A TOUCH OF A STOMACH BUG AND COULDNT GO DOWN FOR BREAKFAST. I PUT A SCOOP OF EGGS ON A PLATE AND 2 PEICES OF DRY TOAST TO TAKE BACK TO HIM. I COVERED WITH ANOTHER PLATE . I WAS VERY RUDLEY TOLD BY THE DESK CLERK THAT I COULD NOT TAKE THAT OUT OF THE BREAKFAST AREA OR I WOULD BE CHARGED. EVEN AFTER I EXPLAINED MY SON WAS SICK SHE STILL INSISTED I WOULD BE CHARGED IF I TOOK IT WITH ME. NO COMPASSION!!! RUDE, HORRIABLE, NASTY, AWFU;L PEOPLE!! I sincerely hope this review cost them many guest because these people do not deserve your money. They should be ashamed of the way they treat people and hopefully KARMA will pay them a visit very soon. VINNEY save your response because I am positive you are the one who came to our room and refused to help with the plunger.

Came in to this establishment just to get into a argument with an old Indiana lady. I have a video i will post up about her and how bad mannered she is with costumer service. It started with me checking in, then I wanted to take a walk to the pool area just to see with my kids. I came across a roach crawling on the wall! Huge one with a big of sack. I then went to tell the front desk where she was there with her hair all crazy like she and her husband just finished fighting or something. Long story short she tried to say I brought them. And there is where i just lost it. I'll name the youtube video mean old indian lady from southern oaks inn.

Do you charge for cribs, roll-a-ways, microwaves, fridges?
Rollaways are available for $5 per night. Microwaves are not available to bring to rooms, but there are rooms that have microwaves available.  Refrigerators are included in updated rooms and the specialty rooms Veranda and Family Suites. The second floor rooms of the D building also have refrigerators.  If a guest is in a room without a refrigerator, a refrigerator can be brought to that room at no charge.  Recliners are also available for a $5 charge.

What are your pool hours?
Indoor pool hours are from 10:00 am to 11:00 pm - Monday through Saturday and from 10:00 am to 9:30 pm Sunday. The outdoor pool is only open during the summer season.  

What type of parking do you have?
There is ample level parking on both sides of the property along both sides of the hotel guest rooms and another section on each side of the driving thoroughfare.

Is late check-in available?
Yes, the lobby is open and staffed 24 hours a day.

Is there a sundry shop or gift shop located on site?
No, but items such as laundry soap, dryer sheets, toothbrushes, razors, Band-Aids and other items are available at the front desk for purchase.
