"Worst night in motel we ever spent!"

We were put on first floor by the elevator. The elevator went up and down all night long. We stuffed kleenex in our ears and put head between pillows and still could not get to sleep for the noise. Front desk would not move us to another room although they had rooms available. We did not get one wink of sleep! It was the worst night in a motel that we have ever had! Will never stay here again - there are too many nicer and less expensive motels in Branson.

Clean room, but the bathroom was very, very small. We booked a room in building 2, but they gave us a room in building 1 saying that building 2 was closed. Somebody could have notified us? We wanted access to the outdoor pool and it was almost a short drive from building 1. WIFI was non existent in the room. Won't stay here again.

Stayed in the updated section and we had a very nice stay with no problems. Great location close to everything. Easy to get around Branson from here.
Tip: For the price this was a nice place. Would go back.

Room and bed was wonderful but had to walk up steep hill to the other disconnected part of hotel to get to swimming pool. Other than that lived! Had plenty at breakfast! Very good for family!
Tip: Ask to stay at the upper rooms; one connected to swimming pool!

Breakfast was great. Hotel staff was great. Location was great. Okay on the negative side they over used bleach on the towels so when you used them your eyes watered from the smell. The tv in our room was about to go out the sound would barely work and the picture was really dark. The pool chemicals were really strong indoors and you had to be over the age of 18 to use the hot tub.

This makes it the second time around for me to visit and stay at Grand Oaks Hotel; my father and I came for a reunion with his Army buddies and their families. Not only was this hotel chosen for the price and central location to other points of interest, but it was also chosen once more because we all had very positive experiences here. The hotel has undergone some renovations and upgrades, and they are for the better; I was pleasantly surprised by all the differences I saw this time around compared to last year. Last year, some of the rooms in the second building had been opened up for the first time in a while. I arrived and walked into a very stuffy room--no air circulating and the AC unit wasn't working as well. This year, the AC/heating unit worked terrific and that was good because the weather went through several temperature and conditional changes during my stay; I used the heat and the circulation fan for the first day and part of the second, and then used the AC and fan the rest of the time. My bed was just right, and I liked the new sheets they now have--so soft and relaxing after activity-packed days. The continental breakfast is good--maybe not like other more commercialized franchise hotels, but for the overall guest experience, it's better than other places I've been to. I like the peaches, vanilla yogurt, and many other choices that are available in the self-serve line; just about every morning, I enjoyed peaches topped with yogurt. The hotel also has a pancake machine--1) push the button once for two pancakes and have a plate ready to catch them as they come out; and 2) butter, forks, knives, and plates are nearby, along with sugar-free and regular syrup, so you can fix them the way you want before sitting down. They also have bagels, bread for toast, a variety of breakfast condiments, sausage, cereals, oatmeal, fresh fruit, scrambled eggs (every other day), and biscuits and gravy (every other day). The scrambled eggs are rather mild and sometimes a little dry, but overall good. The oatmeal is bland, but you can use brown sugar or any of the other fruits and condiments to suit your tastes. I was disappointed that there wasn't any cream cheese at times for the bagels, so I often bypassed preparing bagels. But there were enough items for a decent breakfast, and I enjoyed a decent breakfast every morning. Since the hotel is nestled in a hilly area, that means a decent cardio workout via walking to nearby attractions, stores, and restaurants. And you're right next door to a Panera Bread restaurant and the Andy Williams Moon River Theatre; you're only a block or so away from a miniature golf course, a Walmart, Ride the Ducks, and a few other places. What impresses me most about Grand Oaks is the staff, esp. housekeeping. If I called to ask for some needed or extra items before leaving for sightseeing, meetings, or other reunion-related activities, I would find them by the time I returned to the room. And they did better this year re. providing ADA-compliant accommodations for people with disabilities; they did fairly well last year, but I experienced some rudeness from a couple of staff personnel, and the front desk staff addressed the matters promptly and courteously. All changes this year have been for the better, and I hope to stay there again in the future, even if just for a getaway weekend. Keep up the good work, Grand Oaks!

Room very good for the price especially. comfortable and easy to get to the room. Good self-service breakfast. We were on a rented bus but the hotel seemed to be centrally located to many things. Roads seem to be a little confusing but lots to do and many hotels all at varying price ranges.

The Grand Oaks have two hotels one down the hill from the main hotel and us booking online the stuck us in the hotel behind the main hotel and there is no one in the hotel besides guest lasso don't buy your show tickets there because we paid $10 More for each ticket and then had to go pick them up ourselves.

I stayed there in April 2016 Thur night thru Sat night The rooms are great but it's the service that gives it a bad name. Apparently they fill up for breakfast in the morning but if you go around 7:30 am, they are out of everything. NO biscuits (only gravy), no eggs, cereal choices are limited because they were out, only fruit was blackened half bananas. To top it off, I came in on Sat night after going to a show which let out at 10pm, got to the hotel around 10:20 and there was NO place to park. Ridiculous. I will NEVER go back to this hotel again.
